Please note before using

This calculator is designed to provide an indication of Class 2 infrastructure charges that may be payable for a development within precinct. The charge calculated is not a quote and the actual Class 2 infrastructure charge may be more or less than this amount. Under the code Icon Water makes the final assessment of eligibility and EP values.

Please note that, depending on the requirements of your development, other charges may also be payable such as hydraulic network relocation costs, connection charges, or other amounts as set out in our miscellaneous fees and charges schedule.

Step 1: Inside or outside of precinct

Is your development within the orange shaded area in this map? You can also use the high resolution map.

Please continue to Step 2 - the WSCC charge will apply.

If you lodged your Development Application with the ACT Government today, Class 2 and 3 out of precinct rules will apply. See here for more information.

If your development is delayed, you should check the map again at that time as the precinct boundary will move to include new developments each year (any annual updates will take effect as of 1 July).

Is your development within the shaded area in this map?
Step 2

What financial year did you, or will you, lodge the DA for the development?

Step 3: Calculation of existing EP

The WSCC charge applies to the net increase in EP on your development site.
This means we need to calculate the EP of your existing and new developments, and take the difference.

Please type in how many units of the following are on your site before development.

If you aren't sure how many units, an estimate is fine - this calculator is a guide only

Land use Form # of units Type of units Icon Water mult.
Residential1 Low density2 Dwellings 3.5
Medium density Dwellings 2.5
High density3 Dwellings 2.0
Commercial Shops and offices # of employees 0.3
Gross lettable floor space (10,000m2) 300
Public visitor or sporting buildings # of short-stay visitors 0.05
Restaraunts and clubs # of seats 0.1
Tourist areas or hospitals # of beds 0.5
Other Dry trades # of employees 0.3
Schools and education # of students & staff 0.2
Wet trades Assessed on a case by case basis - please contact Developer Services
Estimated total existing EP

1. Residential EP calculations using area and development densities can also be used as determined by Icon Water on a case-by-case basis if total dwelling number are unknown. For development occurring on a single residential block, applications that identify the construction of a ‘secondary residence’ (or ‘secondary dwelling’) create an ‘additional dwelling’ on the block. This will result in a net increase in EP and trigger a WSCC invoice. Other development types which do not create an ‘additional dwelling’ (such as alterations and additions to an existing dwelling) will not result in a net increase in EP.
2. Less than 25 dwellings per hectare NSA
3. More than 80 dwellings per hectare NSA

Step 4: Calculation of new EP

Please type in how many units of the following are on your site after development.
